Valencia Rental Market: High Demand Forces Real Estate Agencies to Adapt Valencia, Spain – The soaring demand for rental properties in Valencia is forcing real estate agencies to rethink their strategies. Instead of relying solely on public listings, many agencies are now creating personalized client portfolios. This allows them to directly contact potential tenants when a property matching their budget and preferences becomes available. "We no longer just publish ads; we have pre-selected clients, checking their solvency," explained Antonio Lledó, from the Valencia Real Estate Agents Association (COAPIV). "When a property enters the rental market, we contact those clients directly." This new approach is a response to the intense competition for rental properties. Mr. Lledó notes that a single rental listing can receive 150 calls in just half an hour, highlighting the scarcity of available units. Despite this, he predicts that rental prices will continue to rise in the coming months. The high demand is a significant challenge for many Valencians seeking affordable housing. The shift in real estate strategies may offer some relief by streamlining the process, but the fundamental issue of limited supply remains.
