Belgrade Housing Crisis: Young People Struggle Amidst Limited Loans and High Prices Belgrade, Serbia – Young adults in Belgrade are facing a significant challenge in securing affordable housing, as highlighted in a recent segment of Insajder TV's daily program, "3D - nova dimenzija dana." The segment featured an interview with real estate agent Milić Đoković, who shed light on the difficulties faced by potential homebuyers. The main obstacle is the limited amount of government-subsidized loans available to young people. These loans are capped at €100,000, which is often insufficient to purchase a suitable apartment in Belgrade's competitive market. "For €100,000, you can't find a normal apartment in Belgrade," stated Đoković. "It's simply not enough for family-sized apartments of 35-40 square meters." Đoković further illustrated the issue with a recent appraisal: "Just the other day, we appraised a 26-square-meter apartment in Todora Dukina on Lekinom Brdu for €110,000." This example demonstrates the significant gap between loan availability and market prices. The high prices, according to Đoković, are often unrealistic. Buyers are forced to look in less desirable areas or settle for smaller, less suitable spaces. The situation underscores the urgent need for policies to address affordability and support young people in accessing housing in Belgrade. The government's efforts to help young people are clearly insufficient to meet the current market demands.
