Marcus Lovingood, Founder of Broadway West, an initiative dedicated to revitalizing the area, explains: "We have this cohesive vision of a theater district where theaters share audiences, creating an entertainment center." However, the video also reveals the challenges, with Lovingood noting that many theaters remain empty for 300 nights a year. The contrast between the successful preservation of some theaters and the less-sensitive repurposing of others highlights the ongoing struggle to balance historical preservation with modern development.
