In a recent video, the advocate detailed an incident involving a client's attempt to purchase a house that had been on the market for several months. According to the advocate, the real estate agent initially provided vague reasons for the property's prolonged listing. When the client expressed interest and sought to make an offer contingent on a building and pest inspection, the agent reportedly insisted on a significantly higher, unconditional offer. The agent then allegedly claimed the property keys were unavailable, delaying the crucial inspection. Despite these obstacles, a building inspection was eventually conducted. The findings revealed substantial issues, including an estimated $40,000 worth of necessary repairs to the subfloor alone. The advocate emphasized that such material facts should be disclosed by agents.
