"I trusted what I saw online," Julius said, "but there was no land, no construction, just empty promises." Cynthia, another victim, borrowed millions from a bank to invest in what she was told would be her dream home after retirement. She now has nothing to show for it. The NTV investigation exposed three men who are allegedly behind the scams. Their tactics involved persuasive marketing and then ghosting victims after receiving their money. The land often did not exist, or the titles provided were fake. Dennis Nkarichia, a lawyer, was interviewed and stressed the importance of due diligence and having a solid contract. "If you are told not to have your own lawyer, that should be a red flag," he warned. He emphasized the need for a contract that clearly describes the property, ties to approved drawings, and shows verified land ownership.
